The industrial construction market is dealing primarily with the construction and modernization of production and warehouse facilities, as well as buildings for the energy sector. This type of construction often uses atypical architectural and construction technologies, which results from the specific use of the buildings. Both warehouse and production facilities should have the largest possible usable space allowing for their optimal usage. Objects of this type must meet the requirements set by legal regulations and comply with many safety standards, and their implementation is preceded by geodetic surveys.

The Polish industrial construction market in numbers

In terms of the usable area of non-residential buildings completed in Poland, the share of industrial and warehouse buildings in the total market is greater than that of other types of buildings. The usable space of non-residential buildings was amounted to 49% in 2019, and 45.7% in 2020.

In the recent years, the number of completed industrial buildings has decreased – from 1,083 buildings in 2018, through 1,044 in 2019, to 979 in 2020. The largest amount of industrial building space in 2020 was completed in the Lower Silesian Voivodeship (almost 630,000 m2) and Greater Poland Voivodeship (almost 350,000 m2), which corresponds to 21.8% and 12.3% on a national scale.

In the case of warehouse buildings, the number of new facilities ranged from 2,182 in 2018, through 2,353 in 2019, to 2,261 in 2020. The voivodeships in which the largest amount of warehouse space was commissioned in 2020 are Masovia Voivodeship with a 20.4% share on a national scale (over 850,000 m2) and Silesia Voivodeship with a 14% share (almost 600,000 m2). In the following years, a growing number of new warehouse buildings can be expected due to the dynamic development of the e-commerce industry.

Trends in the industrial construction market in Poland

There are currently two main trends in the industrial construction market. One is related to ecology, and the other is related to digitization and the use of new technologies.

The use of ecological solutions is associated not only with care for the environment, but most of all with the economic factors. The use of appropriate materials allows to reduce the amount of energy used both for the construction and for the maintenance of the facility. Materials which are characterized by high insulating properties guarantee the durability of the building while reducing the amount of energy needed to maintain the right temperature in it. Installations generating energy directly in the facility from renewable sources, such as solar panels, are also becoming very popular.

Another trend is the increasing digitization and the more frequent use of new technologies at virtually every stage of the investment – from land survey, through design, to construction phase. According to experts, the direction of the industry’s development is the widespread implementation of BIM (building information modeling). This allows to create the most complete digital building model containing all important data, updated, and exchanged on an ongoing basis between all participants of the investment process. BIM is aimed at improving the construction process and supporting its management. Other digital solutions that are gaining popularity include the use of drones to carry out mapping, conduct land analysis, control the construction progress, and the use of virtual reality in the process of designing facilities.

Development forecasts for the industrial construction market in Poland

The industrial construction market in Poland, as well as the whole construction industry, is heavily influenced by the COVID-19 pandemic. The negative impact includes problems resulting from the freezing of investments. And the positive change relates to the development of e-commerce industry, which increases the demand for warehouse space.

According to experts, the situation in the industrial construction market is slowly stabilizing. In addition to the demand for e-commerce facilities, they also envisage investments in, among others, the pharmaceutical sector. On the other hand, a constant problem perceived in the construction industry is the shortage of qualified workforce.
